Why concrete turns green and black, and how too much pressure damages it

Concrete is porous, so it holds moisture, dirt, and organic matter. Cleburne County is 76% forest, and a driveway in tree shade stays wet while leaves, pollen, and sap feed the growth. Algae, mold, and lichen turn it green. Black streaks are usually Gloeocapsa magma, a hardy cyanobacterium.

Too much pressure can strip the cement paste off the top and expose the stone. Wand passes can leave lighter marks, called etching or tiger stripes, that often show once the concrete dries. Those stripes are a change in the texture, so more cleaning won’t take them out.

The usual tool for flat concrete is a surface cleaner. It’s a set of spinning bars under a housing that holds one height, so it cleans evenly and helps prevent striping. It still takes the right settings for the concrete, and a wand handles the edges, joints, and steps it can’t reach.

How soon can you pressure wash new concrete?

Do I need to seal concrete after pressure washing?

If you seal it, wait until it’s dry.

The American Society of Concrete Contractors says to clean, rinse, and dry it thoroughly first. Contractors’ guides put the wait at 24 to 72 hours. Tell 501 Soft Washing if you plan to seal.

Broom-finish concrete takes a pressure wash. Stamped or colored concrete needs lower pressure, because the color can wash away. Sealed or decorative concrete should get a small test area first.

Brick edging, stone borders, and flagstone

Mortar joints are softer than brick, and high pressure erodes them. A narrow nozzle can pit flagstone and blow out the joint sand. Flagstone calls for a wide fan tip and lower pressure or a soft wash. White crust on brick is efflorescence, a mineral salt that needs a mild acid wash.
